The owners of the house are trying to contact the appraiser to see if they can get the value of the home raised because they are convinced it's worth more. Our realtor thinks they have some good points, so we'll see. I'm not sure if it's a good thing to raise the value or not. The realtor said the reason they won't go down to the appraised value is that it's not enough to get them out of their mortgage since they've lived there only 4 years and have done a bunch of home improvements (new tile, new counters, new siding, new fence, new furnace, refinished wood floors, newer carpet).
On the up side it looks like we will be getting down payment assistance from MEDC, so that's really going to help things.
